The Red Lion is situated in the centre of the beautiful village of Swaffham Prior, north east of the historical city of Cambridge and only 10 miles from Newmarket. This lovely 17th Century pub has all the character you’d expect including golden hued beams, low ceilings and cheerful fireplaces. In addition to the cosy character, the pub boasts a well equipped kitchen, car park and large beer garden.
LIVING ACCOMMODATION - two bedrooms, lounge and bathroom.
BRIEF DESCRIPTION OF THE PRESENT TRADING ENVIRONMENT - split between three trading areas. From the front entrance you are greeted by the bar which has a beautiful quarry tile floor and is a popular area with the locals from the village. To the right of the bar is a small snug with open fire, television and darts throw, perfect for watching sporting occasions and accommodating the darts team. To the left of the bar a lounge/eating area that is split in two levels and capable of accommodating up to 30 covers. Food is an essential part of the business and further growth is available for the right operator.
PROJECTED TRADE SPLIT - roughly 77% wet sales and 23% food sales. No machines are currently sited in the pub.
The pub has a turnover of £206,000 (inc VAT)
COST OF TAKING THE PUB ON - £15,000 (returnable at the end of the tenancy) which is used to cover any depreciation on the inventory, plus the stock and glassware estimated at £3,000. The valuation fees, plus other miscellaneous expenses are estimated at £750 and the working capital required at £5,000.
Special arrangements can be made if the most suitable applicant is slightly under-funded .

DETAILS OF THE LOCAL COMPETITION - the direct competition comes from two pubs which are located in small villages nearby. One is slightly more modern than the Red Lion and the other is probably best described as a gastro pub.
SHORT RESUME - we purchased the pub at the end of 2009 and total volume sales of 159 composite barrels in its first trading year were achieved. Following this the pub has continued to enjoy growth, out trading the market by adding a further 20 barrels this year which represents an increase of 12.5%.
